19 Overlook Place
A two-family moderate rehab project in the historic Washington Heights neighborhood of Newburgh. The project focused on the upgrading of the entire electrical system, install of a high efficiency boiler, insulating of walls, installing insulated exterior doors, installation of LED lighting, connected smoke and carbon monoxide detectors. Exterior work included the rebuilding of main porch and roof, insulated windows and painting the exterior with historic colors. The apartments consist of 2- 3 Bedroom Apartments with newly upgraded bathrooms with double vanity sinks, new kitchens, laminate wood floors and access backyard decks from each unit.
Powell Ave Row Townhouses
Located directly across from Mount St. Mary’s College, one of the top colleges in the United States, these properties created and eye soar for the college and for its neighbors who had over the years tried to stabilize the block from ongoing problems with illegal trash dumping, drug use and squatting. Tree Frog acquired three 1800”s Town Houses that are adjacent properties, Tree Frog’s objective is to eliminate the remain blight along Powell Avenue and capitalize on the work already started by other property owners within that block to stabilize and beautify this block t and neighboring homes on Powell Ave. that are stable single family homes and off campus housing for Mount St. Mary’s College. .
257 Powell Ave
Substantial Rehabilitation of an 1800’s Row Townhouse from a blighted multi-unit property into a single family 3-Bedroom home. One of Tree Frog’s first project to focus on energy conservation methods utilizing blown close face insulation at the front and rear walls and roof, radiant floor heating throughout, entirely new electrical and plumbing systems, semi-custom kitchen with energy efficiency appliances, 2 full and 1.5 bathrooms. The first floor is open plan with at kitchen counter seating, hook up for washer and dryer, walk in closets for all bedrooms. Master bedroom suite includes walk in closet, spa inspired bathroom with soaking tub, standalone shower, separate water closet, and an on demand hot water heating boiler. The home is wired for Verizon Fios service.
255 Powell Ave & 253 Powell Ave
Currently under construction, this project involves a moderate and substantial rehabilitations of two 1800 Row Townhouses adjacent to 257 Powell Avenue. This two-building project involves the reconfiguration of each building’s floor layout. The project will consist of Studios, a 2-Bedroom and a 3-Bedroom Duplex apartment. All units will new Class A apartments with new kitchens and bathrooms, new electrical, and plumbing. Consistent with all our projects energy conservation methods will include close cell sprayed on insulation at the front and rear walls and roof; Tank less Water heaters will provide domestic hot water and heating; LED lighting fixtures and connected Smoke and CO2 Detectors in all units. The entrances will be access by a new covered front porch. Studio units will have acccesss to the rear yard. Anticipated completion of this project is March 2019.
8 Bayview Terrace
8 Bayview Terrace is currently in the pre-development stage and is in the Washington Heights historical district with views of the Hudson River this 1790’s wood frame building that had numerous issues with squatting and lottering has been secured to prevent access. 8 Bayview will involve moderate rehabilitation of the interior with minor layout changes to each floor plate to create a spacious Studio apartment and 3-Bedroom Duplex apartment with great views of the Hudson River. New kitchens and bathrooms, electrical, plumbing and mechanical systems will be installed. The exterior of the building will involve the restorations of historic features that will include architectural roof, new front staircase and double deck porch, new wood siding and painted with historic colors.
With each of these properties we are providing high quality housing in the Newburgh housing market. Our objective is to provide quality rental units and/or investment properties to those seeking to purchase a home with income potential and/or housing for families.
